Robert Wise Management will handle the day-to-day activities that are required in operating your Association and in providing the necessary services for the residents of the community. Oversight of Association personnel and independent contractors, property inspections and response to residents' calls are just a few of these services.
Services Include...
- Maintain the common areas of the property within the constraints of the approved budget; review operating expenditures including insurance, utilities and services and where possible, reduce the cost to the Association while maintaining the quality of services.
- Hire, pay (at the expense of the Association), negotiate, supervise and discharge employees or sub-contractors necessary to maintain the premises in accordance with the approved budget.
- Negotiate on behalf of and at the expense of the Association service contracts for utilities, trash removal, security, janitorial, landscaping and any other such service deemed necessary for the property.
- Purchase on behalf of and at the expense of the Association all tools, equipment, appliances, materials and supplies for the proper operation and maintenance of the property.
- Provide periodic inspection reports of the common areas of the Association and, if advisable, recommend an appropriate course of action.
- Provide 24-hour, seven-days a week answering service.
